The right mortgage starts with a conversation.
Book a quick phone or video call, tell me what you are planning, and I will lay out your options in plain language, built around your budget.

Hi! What’s your next move?
Tap one and I’ll point you in the right direction.
Most buyers start with a quick online application. I review it, then we talk through what you may qualify for and the structure that fits your budget.
If your mortgage matures in the next 18 months, now is the time to plan. I can secure a rate hold and compare your renewal offer against the wider market.
Using your home equity to consolidate high interest debt can free up monthly cash flow. I will show you the full cost comparison first.
A refinance, HELOC or second mortgage can each make sense in different situations. I will lay out the options side by side.
Non traditional income and credit challenges are a normal part of what I do, with alternative and private solutions when a traditional lender is not the right fit.
A reverse mortgage lets homeowners 55 and over access equity with no regular mortgage payments required. We will review whether it truly fits your plans.
Every situation is different.
Your mortgage should be too.
Pick what sounds like you. Not sure? That is exactly what the first conversation is for.

Most people are not. Book a quick chat and we will figure it out together.
“I manage it, not just arrange it.”
Most people hear from their lender once every five years. With me, someone keeps an eye on your mortgage the whole way through, and reaches out when there is something worth talking about.
Weekly rate tracking
I track the market every week and reach out mid-term when a change could genuinely save you money.
The 13-month renewal strategy
I reach out 13 months before your maturity date and secure a 120-day rate hold, then refresh or improve it as the market moves.
“Stuck until renewal” is a myth
A prepayment penalty is a timing question, not a wall. I run the cost comparison so you can see if moving early makes sense.
Cash flow over rate
The lowest rate is not always the best mortgage. I focus on your monthly budget and your long term costs.
Options, not pressure
You get honest choices laid out side by side, including when the right answer is to wait.
Renewing in the next 18 months?
Now is the right time to start planning. Book a renewal review and we will map out your options, with no obligation.
Renewal, without the panic.
“Stuck until renewal” is a myth. Starting 13 months early gives you a protected rate, room to improve it, and time to decide calmly.
We review your goals and I secure a 120-day rate hold to protect you if rates rise.
Same rate available? Refresh the hold. Lower rate? Lock it in. Higher? We compare costs.
A penalty is a timing question. I show you the full cost comparison, penalty included.
No rushed decisions from a renewal letter. Often a new lender covers the switch costs.
Months before maturity. Illustration of the strategy; every file is reviewed on its own merits.
Four easy steps. No surprises.
You will always know what comes next, what it costs, and why I am recommending it.
