- Your credit report, with your consent.
- Information from lenders, insurers, appraisers, lawyers and others involved in your mortgage, as needed to complete it.
- Website and device information collected automatically, such as pages viewed and approximate location, through cookies and similar tools.
Why we collect it
- To understand your goals and recommend suitable mortgage options.
- To submit your application to lenders and insurers you agree to, and to complete your mortgage.
- To verify your identity and meet legal and regulatory duties, including FSRA record keeping and anti-money laundering rules (FINTRAC).

Consent
We collect, use and share personal information with your consent, except where the law allows or requires otherwise. You give consent when you complete our application or sign our consent form. Our consent form covers obtaining your credit report, communicating with you by email, and occasional text messages. Each applicant signs their own form.
You may withdraw consent at any time, subject to legal or contractual limits. If you do, we may not be able to continue arranging your mortgage.
Credit reports
With your written consent we obtain your credit report from a credit bureau such as Equifax or TransUnion to assess your options. Lenders you apply to will also obtain your credit report.
Who we share it with
We share personal information only as needed to arrange and service your mortgage: lenders, mortgage insurers, appraisers, lawyers, our brokerage, and service providers who help us run our business (for example secure forms, online scheduling through HighLevel / LeadConnector, e-signature through Zoho Sign, email, CRM and cloud storage providers). Some of these providers may store information outside Ontario or Canada, where it may be subject to local law. We require them to protect it.
We do not sell your personal information.
Email and text messages (CASL)
We send commercial electronic messages only with your consent or where the law allows, such as messages about an existing mortgage. Every message identifies us and includes a way to unsubscribe. Reply STOP to any text message to stop texts, or use the unsubscribe link in any email. Standard carrier message and data rates may apply. Message frequency varies with your file.
Cookies, analytics and advertising
Our website uses cookies and similar technologies, including Google Tag Manager, Google Analytics and the Meta Pixel, to understand how the site is used and to show our ads to people who have visited it. These tools collect device and browsing information, not your application details.
You can control cookies in your browser settings, adjust Google ad settings at adssettings.google.com, opt out of Google Analytics with the browser add-on, and manage Meta ad preferences in your Facebook or Instagram settings.
How we protect it
We use reasonable physical, technical and administrative safeguards, such as encrypted forms, access controls and secure storage. Only people who need information to do their job can access it.
How long we keep it
We keep records as long as needed for the purposes described in this policy and as required by the Financial Services Regulatory Authority of Ontario (FSRA) and other legal and regulatory record keeping obligations. When records are no longer needed, we securely destroy them.
Your rights
You may ask to see the personal information we hold about you and ask us to correct it. Contact our privacy officer. If you are not satisfied with our response, you may contact the Office of the Privacy Commissioner of Canada (priv.gc.ca).
