Home / Refinance
RefinancePut your equity to work.
A refinance can lower your monthly payments, fund a renovation, help with an investment or pay off higher interest debt. I run the math first, including any penalty, so you can see whether it truly makes sense.

What to weigh
Options, not pressure. I will lay out the trade offs, including when the right answer is to wait.
math first, always
Breaking your term early can carry a penalty
I calculate it with your lender's numbers so the comparison is real, not a guess.
Longer amortization costs more over time
Lower payments today can mean more interest overall. I show you both sides.
Sometimes waiting is the right answer
If the numbers do not work yet, I will tell you, and set a reminder to revisit.
Common questions
How much equity can I access?
Most refinances are limited to 80% of your home's appraised value, minus your current mortgage. Other options may be available in some situations.
Will I have to pay a penalty?
If you are mid term, usually yes. Depending on your mortgage type it is often three months of interest or an interest rate differential. I get the exact figure before we decide.
How long does a refinance take?
Usually two to four weeks from application to funding, depending on the appraisal and lawyer timelines.
