Self-employed & alternative

Your income is real. Let's prove it.

If you are self-employed, earn commission, or have had a credit setback, the big banks may say no before they understand your situation. There are more lenders and programs than most people realize. Non traditional files are a normal part of what I do.

Sole proprietors and incorporated owners with write offs.

Variable income that does not fit a simple pay stub.

  1. Tell me your story

Income, credit and what changed. No judgement.

  2. Gather the right documents

Tax returns, notices of assessment or business statements.

  3. Match the program

Traditional, alternative or private, chosen for fit.

  4. Plan the next step

A path to better terms at renewal.

Deep dive

Ways we can show your income.

Smart write-offs lower your taxes, but they also lower Line 150 on your T1 (now called Line 15000), the number many lenders start with. The good news: there are several ways to help you qualify.

Stated income programs

Some lenders look at whether your stated income is reasonable for your type of business, industry and years in operation, rather than relying only on your tax return. These programs often require a larger down payment or more equity.

Bank statement programs

Some lenders review your business cash flow through your bank statements over a period of months to understand what your business really brings in.

Salary, T4s or dividends

How you pay yourself matters. We look at your salary, T4 income and dividends together, and some lenders may gross up dividend income because it is taxed at a lower rate.

Add-backs

Some expenses reduce your taxable income without taking cash out of your pocket. Depending on the lender, items like capital cost allowance (CCA), business use of home and part of your motor vehicle expenses may be added back.

Incorporated owners

If you are incorporated and leave profit in the company, some lenders may add back up to 60% of the corporation's net income after tax to your personal income.

There are a variety of solutions to boost that Line 150 number. Bring me your last two years of returns and Notices of Assessment, and I will look at every angle and show you which approach makes the most sense for your file.

Options depend on the lender and your file. Rates, down payment and terms may differ from a standard mortgage. Not tax advice.

Questions

Common questions

How long do I need to be self-employed?

Many lenders want two years of history, but some programs work with less. It depends on your industry and documents.

Can I get a mortgage after a consumer proposal?

Often yes, especially once it is completed or well underway. Equity and down payment matter a great deal.

Will I be stuck with an alternative lender?

Not necessarily. Many clients move to a traditional lender at renewal once their credit or income history improves.
