Perth homes, clear numbers.

If you are buying, renewing or refinancing in Perth, I can help. I am Brad Plummer, a licensed mortgage broker working out of Carleton Place, just east along Highway 7. I compare many lenders for you and explain the trade offs in plain language, from your first question to the day you get the keys.

Working with a broker based in Lanark County

same county, same roads

Perth is the county seat of Lanark County, and Carleton Place sits in the same county along Highway 7. My office is at 157 Bridge Street in Carleton Place. If you want to meet face to face, we book a time there. If not, everything from application to signing can be handled by phone, video and secure e-signature, with your own lawyer in Perth or wherever you prefer.

The Perth area mixes historic stone homes downtown, newer subdivisions, and rural and lake properties out toward Tay Valley and Lanark Highlands. A heritage home, a recreational property or a lot with a long private road can each narrow the list of lenders, which is exactly where comparing many lenders helps.

I also work with people planning a move into Perth for retirement or a quieter pace, often selling a home in Ottawa first. Timing the sale and purchase, and whether you need bridge financing, is something we sort out before you make an offer.

How we work

A simple process, start to finish.

  1. Talk it through

A relaxed call about your plans, timing and the type of property you have in mind.

  2. Secure application

About 10 minutes online. One credit check, used to compare many lenders.

  3. Options side by side

I show you the trade offs on payment, term and total cost, not just the rate.

  4. Through to funding

I coordinate the appraisal, your lawyer and the lender, and stay in touch for renewal.

Before you offer

Perth property questions worth asking early

These come up often around Perth and the rest of Lanark County. They are general points, and I will check what applies to your file.

  • Heritage designation and older homes

A designated or very old home can be perfectly financeable, but insurers may ask about wiring, roofing or heating. Get insurance quotes before your conditions expire.

  • Seasonal and waterfront property

Cottages and seasonal homes are not all financed the same way. Year round road access, heating and water supply usually affect which lenders will consider them.

  • Selling and buying at the same time

If your closing dates do not line up, short bridge financing may help. I plan this with you before you commit to dates.

Questions

Perth questions

Do I need to come to your office to get a mortgage?

No. Most clients in Perth never need to travel. We can do everything over the phone or on video, with a secure online application and e-signature. If you prefer to meet, the Carleton Place office is available by appointment.

Is a cottage or seasonal property near Perth financeable?

Sometimes, depending on the property. Lenders look at year round access, heating, water and the type of building. Some properties need a larger down payment or a specific lender. Send me the listing and I can explain what to expect before you offer.

I am moving to Perth from Ottawa. Should I sell first or buy first?

It depends on your equity, your income and how confident you are in the sale. Buying first may need bridge financing or qualifying for both properties for a short time. I can walk through both paths with real numbers.

Can my lawyer be in Perth?

Yes. You choose your own real estate lawyer. I send the mortgage instructions to them through the lender and keep everyone on the same timeline.
